The award-winning residence originally designed by Studio Mumbai, just underwent a forensic renovation by architect Pooja Shah, to save it from a complete breakdown. This is the story of a home almost lost then recaptured
It is known, to those who know, as Copper House II. Referred thusly because of the metal sheath that covers the roof of the home located in Satirje village, along the Chondi river in Alibaug, Maharashtra. A coastal town that is a spray of villages which historically housed a buffet of people from all over the world, including the Siddis and Benne Israelis, Alibaug is a place that has recently earned the insufferable tag of ‘Hamptons of Mumbai’. A breezy getaway for South Bombay’s wealthy, the proximity to the Mumbai City District—considered the nation’s wealthiest—means that now, once you get off at the Mandwa Jetty and begin the drive inland, you are accosted by the mirage promises of real estate companies and walled-off marshmallow castles. The earthen, the green, peek and blink shyly in between the excessive and the ramshackle, unplanned buildings and bougie stores all intermingled into the same desperate knot as most ‘getaway’ places in the country.
Copper House is an elegant, restrained anomaly among Alibaug’s excesses. Designed and built for Anissa and Jaideep Khanna by the generation-defining architect Bijoy Jain of Studio Mumbai, Copper House is easily one of the most famous Indian homes of our time. Created between 2009 and 2011, this property has been discussed and analysed in publications and lectures around the world since it came into existence. Images of the house, looking like a mysterious Japanese minka, its courtyard marked by a large monolithic rock which Bijoy said, “embodies the energy of the site”, have made the project an archetype of a certain kind of architecture where the attempt is not simply at design but poetry. Bijoy was awarded the Swiss Architectural Award in 2012 for this home.
In the El Croquis monograph on Studio Mumbai, Bijoy says something which describes his approach and encapsulates the quality that sets his residential design apart from other architects who execute similar assignments: “I seek to domesticate the scale of a building,” he says. “I use the word ‘domesticate’ because it’s closer to the dimension of what I call being human.” In the performance frenzy of second homes in Alibaug, Copper House still stands out for its intimacy and humanity.
The human scale of the building, the design’s disinterest in making a grand statement, are the very things you notice as you enter the property. Turning into the low basalt walls of the two-acre plot, past the crouching branches of the old mango and teak trees and the gentle water body that beckons you inward, the veritable promises of Alibaug seem like they could be true. The house sits at a slight elevation, on a plateau made with soil extracted from the property itself; the basalt-studded throne gives the building a relative height and some insurance from monsoonal flooding. The land is occupied with gentle consideration, sans manicured lawns and exotica, this storied work of Indian residential design sits in deference to its place. The building is low-slung and sort of moody. Most of the body of the structure is enclosed in wooden slats and copper mesh, while copper sheets encase the entire head of the building.
It is a two-storey house with four bedrooms, anchored by a recovered-basalt-paved courtyard that spills into various gathering spaces. A pool sits where a small rice paddy once did, and in a place where water is always a problem, the Khannas have a resurgent well, which was one of the first things that Bijoy both suggested and began doing on the site. The play of browns and deep rusts between the halo of trees allows the building to nip in and out of view. Your eye sort of flits over the structure without being overwhelmed by it. It is determinedly intimate in scale, designed it would seem, so the building can disappear into its environment over time.
In places like Alibaug where the climate can become villainous and aggressive, vernacular construction wisdom focuses on protecting buildings from the twin oppression of extreme moisture and heat. Wide awnings and verandahs are part of an essential checklist to keep buildings and interiors as dry and cool and possible.
When Copper House came into being back in the early 2010s, the building’s design seemed almost defiant in the face of such practical considerations. It eschewed traditional protections like wide overhangs over openings, the copper mesh wrapping around the ground floor offered feeble protection from wind and water, even the slope of the roof was so slight you’d be forgiven for thinking it was flat. The hallmark of Bijoy’s design language is the way he bends indigenous materials and methods into contemporary forms, such that a building can be both familiar in sight and elusive to understanding. Copper House felt impossibly light, and because of the use of wood, celadon-green IPS plaster (Indian Patent Stone), and copper, it was also cosy, elegant and subdued.
Many facets of this house and others from Bijoy’s residential portfolio are now part of a design vocabulary used by an army of architects who follow his work. One may argue that it is all part of heritage material and building culture but still, you have to concede that others were not able to take those systems and release it from its visual shackles the way he managed. As an architect Bijoy built an idealistic collaborative practice whose backbone was the expertise of talented carpenters and masons. Inspired by the work of Rudolph Schindler and Geoffrey Bawa, the warm exactitude of Japanese traditional architecture and the lessons of a US education and work experience, the then-Alibaug based architect designed a clutch of homes, each one a handmade almost romantic ode to Indian building knowledge systems.
A home is willed into existence by people, their personalities, their ambitions, shaped by their tastes, their habits, their fears, their joys, their crises. Once it is born, though, a home has a destiny that is very much its own. Buildings can and ought to outlive people—that is why we build them. As a legacy that can stand beyond birth, and death, something that can exist as a literal mark on the soil, a way of declaring, ‘I was here’. But the life cycle of a home, the spin that begins once it is built into existence, is as unpredictable as human life. Plans made on a drawing board, sketches penned in a Moleskin diary are still vulnerable to the vagaries of time, climate, policies, and a vast number of other ‘unplannables’. Within about five years of completion, Copper House was already besieged by several problems that had been slowly gathering pace. Fierce rains, termites, flooding and the wear and tear of sitting in a tropical environment took such a toll on the building that it was at risk of coming apart at the seams. Given the legacy of Copper House, it is jarring to hear Anissa admit that at one point she considered selling the property because of the “innumerable challenges” of maintaining it.
It is not possible to accurately guesstimate your homeowner personality till you’ve actually borne the pain of planning and creating a home. What seems like a dream can quickly turn into a long-suffering relationship overburdened with tending and problem-solving. For Anissa her home seemed peculiarly vulnerable; the level of damage it sustained over the years forcing her to reconsider that very important question, “What is a home?” Especially a second-home, which is explicitly created for the good times, for rest, for recreation, for nonchalance—at least in theory. In reality, though, most second homes are a lot of work. Located as they are out of the reach of city services and withstood only through the tenacity of human labour, it can become extremely difficult extremely fast. That is, unless the house was created to be simple functioning and light-load. And in theory, Copper House was. In terms of layout at least, it has an abiding sense of practicality, which was clearly pursued by Anissa, as the primary driver on the client’s side. She’d championed to keep the house quite small, so even with the large courtyard, it is within 5,000 sq.ft. The irony though, was that what looked simple and easy to the eye, hid a building system that proved weak and unreliable in Alibaug’s bipolar weather conditions. In photos taken before the restoration of Copper House, parts of the building’s copper crown are tragically covered in tarp. In the material culture of Bombay, tarp is the great leveller, from Antilla to the slums of Dharavi; it has always served as nature’s plasticky messenger: you can’t design for absolute protection, water will do its thing. It will go into places in ways you cannot foretell.
The deterioration of Copper House was happening from various points, under siege from nature in various forms. Rain found its way in between the copper sheets folded into place to protect the roof, coursing through its innards, putrefying the wooden frame of the house and creating the perfect environment for termites. The fluctuations in the material from the heat and moisture, first swelling then contracting, over and over again through the years, weakened the wood-encased rooms on the first floor. In their son’s bedroom, rodents bit through the wiring of the floor-mounted air-conditioning unit, in a room wrapped by IPS—fixing the problem would have required breaking the floor and walls entirely because all the services were concealed within concrete walls. The wood-and-mesh boxed living areas in the front of the house were compromised by seepage which kept pace through the monsoon. Bamboo chik blinds erected during the rains to keep the water out of the open living areas made its insides insidiously dark, severely affecting the mood of the house. The visual beauty of the building seemed to have been rung out of an unsympathetic regimen of design choices, many of which led to the house becoming a sort of nemesis to the people it was made for.
In the early 2010s when Bijoy designed and built Copper House and a cohort of other residences in Alibaug with his cadre of carpenters and masons, the model he championed also swore to maintain the spaces through the network of people at his studio. However, that system fell apart when the studio’s operations in Alibaug closed and he moved to Mumbai. That meant many projects such as Copper House were left without the information systems and skill needed to maintain them. Several of the carpenters who worked with Bijoy, like Punamchand Ramchandra Suthar (aka Poonaram), whose factory Beautiful Homes featured last year in The Way We Make series, eventually set up on their own and Alibaug has since become an unlikely site for exceptional carpentry skills. Anissa particularly relied on the skills of Jeevaram Suthar, who was the senior-most artisan in Studio Mumbai at the time of the construction of Copper House. Jeevaram also remained in Alibaug and founded his own carpentry studio, working on projects with some of the best architects in the country. For several years he helped the Khannas make piecemeal fixes to their house. In 2023, defiant and resolute, the couple decided to embark on a complicated project: the restoration of Copper House. Then it was Jeevaram who recommended the Khannas meet Mumbai-based architect Pooja Shah to explore an architectural recalibration of the home. At the time Pooja was overseeing the construction of Jeevaram’s residence in Alibaug. Anissa says, “Jeevaram had great faith in her abilities, and I had immense trust in Jeevaram because he was my pillar. So, it was his recommendation."
Most young architects would have worried about the perception of taking on a project like this. Pooja was stepping into someone’s outsized shadow, there would definitely be a critical reading of anything she did and yet it would never be hers to fully claim. But Pooja, it seems, has the personality for it. She has the blind optimism and curiosity of an archaeologist combined with the tenacity of a firefighter. “She is fearless,” says Anissa. “I would have been very intimidated as a young architect walking into this project. But she's fearless. It doesn't even occur to her.” Pooja’s studio’s work is part of a typology of design representative of a clutch of Bombay architects, including Bijoy but also practices such as SPASM and others. It is easy to see why the Khannas felt an aesthetic affinity with her work, but for them perhaps the biggest attraction was how practical Pooja is. In that way women are, because they empathise with and understand the weight of emotional and domestic labour. That also made her a great partner to Anissa in the endeavour to strengthen Copper House.
The analogy Pooja uses for the restoration process is ‘surgery’. They had to be tactical and delicate to keep the building in its original form and material vocabulary, correcting its insides as imperceptibly as possible. They began by erecting a vast green tarp shamiana above the entire building, as though it was an archaeological dig. “We first dismantled the entire copper. It had to be peeled, unfolded,” says Pooja. It was, after all, both the birthmark and shield of this signature building. The copper was meant to be the structure’s bodyguard, but in fact it wasn’t able to do the job. Studio Mumbai had relied on the expertise of the Pondicherry-based French metal roofing expert Jean Marc Moreno on the original roof, which were laid with sheets connected by sleeping seams.
Less than two decades later, when Pooja’s team opened up the metal, hiding under the copper was a multilayered system that had almost disintegrated: a structural wooden frame, laced and covered with ply topped by bitumen sheets, a sandwich of materials serving as a backing for the copper. The copper that was removed couldn’t be reused for the same purpose so it was sold, and the team used fresh sheets. Even though Jaideep had met with Jean Marc again before the restoration, eventually the metal rework was led by Jeevaram and Pooja. They imported the necessary tools from Europe in order to get the crimping done correctly. Every copper detail was then re-engineered to resolve even the most complex folds in a double-lock seam, to ensure greater durability and weatherproofing without altering the architectural expression. Horizontally laid copper sheets on the roof were joined by using a standing seam while vertical sheets covering the outer walls of the building were joined with sleeping seams, maintaining the same facade experience as before. The copper exterior now has a reinforced metal substructure and Pooja put in CP teak wooden slats with a 6 mm gap allowing the building to expand and contract through the cycles of rain and sunlight. All of this hopefully prevents bloating in its future. The angle of the roof increased by eight inches, the overhangs downstairs stretched to 3.5 ft., while every copper-clad window now has a visor or chhajja on them to prevent water from flowing in so easily.
On the ground floor, the CP teak interior is reinforced by an aluminium skeleton within it. Glass panes have been discreetly embedded outside the copper mesh and wooden slats so that a portion of the living room can now be air-conditioned and water cannot make its way in. All the lighting was changed to make the space brighter, particularly keeping the dark monsoon in mind, and electrical and plumbing lines made accessible through ducts. Pooja also effected some layout changes in order to just simplify and align the house’s backend essentials.
One and a half years of work and basically, a house comprehensively reimagined for efficiency. The building that stands today is an intentionally strengthened version of the original, fortified as discreetly as possible from within to maintain the philosophical intent of the design. For Pooja this renovation-restoration project was a process of interpreting certain universal architectural ideas and then finding a way to express it in a language that was true to her practice. It needed instinct as much as strategy. “The originality of the project isn't intended to announce itself. It lies in the way details are resolved, materials are reconsidered, constraints are embraced, and familiar ideas are quietly transformed. The innovation exists beneath the surface—not as a stylistic departure, but as a different way of thinking and making,” she says.
To the credit of the tripartite partnership between the Khannas, Pooja and Jeevaram, and by the telling of the homeowners, the interventions have completely transformed their experience of Copper House. Anissa feels she’s gained a home that is more attuned to the way she’d like to experience it, where a certain empathy for the residents’ practical concerns underpins the aesthetic top layer. “Last year we had six months of incessant rain, sheets of rain day after day. But everything held up,” she confirms. The family heads from their primary home in South Bombay over to Alibaug as much as three-four times a month sometimes. Anissa says she looks forward to being there in a way that’s very different from before. Her conclusion: “I think it’s the lack of worry.”
